New Paint

The official colour of 2014 is in already: it’s radiant orchid. OK, if purple just isn’t your thing, try a different colour. But, whatever you do, paint. A fresh coat of paint not only makes a room smell new, it breathes new life into it. Buyers love a crisp, fresh, feeling and they can tell when a home hasn’t been painted in a while.

If you want a neutral colour, go with taupe, white, off-white, or grey. Just realise that neutral isn’t always the most appealing colour choice. If you want to attract younger buyers, think bright. Yellows, pastels (depending on where you live and the overall feel of the home), and light blues and oranges are all good colours.

Reds, oranges, and yellows are exciting colours and excellent choices for kitchens and other lively rooms. Blues are more soothing, as are greens, and they good for bedrooms. Darker colours can work in a home, but they might only appeal to niche buyers.

Spruce Up The Bathroom and Kitchen

It’s no secret that kitchens and bathrooms are what can make or break a sale. Home buyers pay a lot of attention to whether the kitchen and bathroom has been updated. If you can’t afford to do a lot of work here, focus on just one thing. For example, a new tile floor can give a tired bathroom new life.

One of the best items in a kitchen to replace is the countertop or the cabinets. Both of these can add a lot of value to the home, and it’s something that people use every day, so they pay attention to these things. Replace any appliances that are old or showing their age, if you can.

Create a Flex Room

More and more people entertain these days. If you have a spare bedroom, create a "flex room." No, we’re not talking about a home gym. A flex room is a room that is multi-purpose. If you advertise a 3-bedroom home as a 2-bedroom with a flex room, you can create a selling feature to a small family or even a single person.

The flex room could be a game room and guest bedroom, for example. Or, it could be a den and an office. You’re only limited by your imagination here so be creative.
