    There’s just something unmistakably wonderful about the entire experience.


And this is even more true in areas like Colorado, which naturally lend themselves to beauty.

It’s little wonder that people who love mountain resorts will often consider making the plunge and starting their own. In theory, the only thing one really needs as the first step is some Colorado land for sale. It is, of course, important to check for property availability and market values.

But there are quite a few steps to consider once one has tracked down the land. In fact, there are enough steps that most people give up on the dream fairly early on. But it’s far more manageable when one simply looks at it in more of a checklist fashion. To begin, we’ll consider a case where someone has found Colorado land for sale with a small cabin on the mountain.

Starting out on the right foot

This might seem like a dream come true. In many ways, it actually can be the realization of one’s lifelong dream. That single cabin has the potential to grow into a full mountain resort. But one should consider a few things before making the plunge.

The first thing one should consider is the overall scope of service. The actual renovations are often similar enough to a home renovation that you can make it a secondary issue.

Some ski resorts keep things at a very modest scale. This will still require quite a bit of work though. In fact, the difference between creating a small and medium-sized ski resort are often surprisingly insignificant. And one should also consider how actually having guests and customers will change things.

This might well be the first and only time that you can work on everything without making drastic cuts to your overall business revenue.

Anything which can be done before building up a loyal customer base should be done at this point. That includes planning for the business you hope to build up in the coming decades rather than what you expect for the first few years.

Planning for the future

There’s an old saying that people should dress for the job they want rather than the job they have. You should consider a similar idea when renovating a newly purchased property. Look at the larger mountain resorts and consider just how much space they’re making use of. It’s not just about a single residence. It’s about meeting the wide and varied demands of every type of customer.

Some customers will want to ski. They’ll need extra space for different levels. And, of course, this also means setting up transport to those locations. This also provides an opportunity for skiers to grow into the sport. This can set them up to plan for vacations on a regular basis to test themselves against formally intimidating slopes.

But you’ll also want to plan for other visitor’s interests. For example, their children might not be old enough for even a fairly easy slope. Setting aside areas for ice skating can keep them happy. And this, in turn, will keep their parents happy and eager for a return visit. And adding anything from ice fishing to tubing will require more land as well. This is in addition to the cabin purchased in the initial buy.

Factoring in general extensions to the cabin makes it even more clear. You will almost certainly want to add some more land to that initial purchase. The only real question is how much will meet your expected demands for the upcoming years.

Consider the architecture and style

Once you’ve considered land issues you’ll want to consider the structures sitting upon it. It’s important to step outside your hopes and preconceptions for a minute or two while doing so. Take a look at the cabin and really put yourself in the place of an unbiased observer. What moods does the cabin evoke? And is that mood in line with the resources you want to provide?

When you consider expanding, you should also consider how to meet a wide variety of emotional needs. People in the main cabins want comfort. But comfort means different things to different people. Some people are there for their health. Others want to just let their mind rest. The list goes on from there.
