Renovating Your Home to Add Value

Renovating Your Home to Add Value
  • Opening Intro -

Home improvements and renovations are a great way to add value to your home.

It also results in a nicer place to live and so spend your time.

Renovations needn’t be for financial gain but to enhance your current living space.  Done the right way though renovations and improvements can greatly increase the value of your house or property when you come to sell.

We’ve examined some of the most common home and property projects that result in a home increasing in value.

Firstly, and one of the most common are loft conversions.  Obviously, these aren’t going to work on a flat, apartment or property with a flat roof but for the majority this is a feasible option.  According to property sources, a loft conversion can add as much as £45.000 to the value of your home.  This is a great incentive but as well as that they greatly increase space in the property.  Take a look at property prices in your local area for houses that have undergone loft conversions.

Converting the loft needn’t be a heavy project too, it doesn’t necessarily impede on your everyday living.  Contact a local chartered surveyor and ask for some local recommendations.  Ensure you vet the people you employ to do the conversion fully, a botched job could lead to damage and your house losing value.

A kitchen refurbishment can add several thousand to your property too.  Potential buyers are often influenced in their decision making by the quality of the kitchen in the home.  There’s no need to rush out and hire kitchen designers or invest thousands into ripping out the kitchen to instigate a complete revamp.

Kitchens can be enhanced greatly with subtle upgrades, sometime new white goods, taps or worktops are enough to make a kitchen look fantastic.  Advice from local kitchen design shops can prove to be a source of great advice.

Updating the exterior or adding an extension to your house or other fantastic ways for increasing house value.  We’re sure it goes without saying that you should speak to a professional before digging up most of the garden.

Extensions can greatly enhance a house, more room and more freedom for a conservatory or kitchen extension can make homely living better.  Updating the exterior of your home is slightly different and can come at a fraction of the cost.  Many home owners sacrifice parts of their garden to make way for a drive way, you’ll be surprised at how more appealing it is becoming.

Any of the above tips can be applied to most homes.  The initial investment may seem like a lot for many but the return on the investment will result in great rewards.  Selling your house is never an easy exercise but maximising what you’ve got can be greatly enhanced with some investment.
