Whilst it looks like a no-brainer to open your home up to paying guests, there are a few things to think about. Otherwise, you could end up out of pocket or with no guests – neither of which is an attractive proposition.
Is Your Home Suitable for Airbnb?
Not all homes are going to be suitable for Airbnb. For starters, you need to own the property before you list it on Airbnb.
Most landlords won’t let a tenant sublet on sites like Airbnb because it voids their property insurance and/or mortgage terms and conditions.
If this is your property, decide whether it’s in a suitable location. People usually look for Airbnb properties in nice locations, close to tourist attractions or in city centers.
They don’t usually want to rent a property next to an industrial park or in a really rundown neighborhood. The exception is if you own a property close to a major transport hub, like an airport. Then you stand a good chance of attracting guests.
Stand Out on Airbnb
There are millions of homes available to rent on Airbnb. That means it’s hard to be noticed in a sea of interesting homes in great locations.
Stage your home before photos are taken. Decorate and dress bedrooms with pretty bed linens, artwork, and quirky items. Have a theme in mind, such as a nautical theme for a seaside cottage.
Consider investing in new bedroom furniture – a gorgeous new bed with a luxury mattress will go down well with guests and encourage them to leave positive reviews.

Whilst your property is a big factor in how successful you will be on Airbnb, it’s not the only one. Customer service is very important, and being polite and responsive at all times is a major part of managing airbnb. Answer questions quickly and do your best to accommodate guests’ needs.
Be friendly when you meet guests upon arrival. Offer advice and if they have a problem, sort it out as fast as possible. This will all pay dividends when they decide to leave a review.

Don’t Cancel Bookings
Whilst there will be times when something unexpected happens and you can’t accommodate a guest, try not to cancel bookings, especially at the last minute. Nothing is more guaranteed to upset and annoy guests more than being dropped in a tight spot at short notice. Airbnb may remove you from the site if you do this a lot.
Airbnb is an excellent way to make some money on the side, but always check your tax obligations before you start earning income from letting out your home.
