The Best Maintenance Tips for Clay Tile Roofs

The Best Maintenance Tips for Clay Tile Roofs
  • Opening Intro -

Choosing a material for your roof is a big decision since there are so many now available on the market.

Each type will look different, altering the way your home design appears from the street.

-------------------------------------

The kind of care you’ll need to give your roof will also change, depending on what type of roof you decide to use.

If you’re thinking about having a clay tile roof, there are some things you need to know to keep your roof in the best shape possible. If you’re going to invest your money into something so important, it’s best to know how to make your investment work. Read on for some tips you can use that will make your roof shine and keep you safe at the same time.

1. Always Remove Debris

As a homeowner, you’ve probably faced your fair share of weather that’s left your yard cluttered. Sticks, leaves and all other natural debris means there’s an afternoon of yard work in your future, as well as some time spent pulling things out of your gutters.

The same is true for your roof, especially if it’s going to be made of clay tiles. Debris can cause water to back up, either in your gutters or in pools on your roof. This leads to more potential leaks, which may require a professional to fix.

Be proactive about your roof by removing storm debris as soon as possible after bad weather clears out of your area.

2. Get Your Roof Checked Twice a Year

It’s smart to always have some emergency money set aside for when a tire pops or when the dishwasher needs to be repaired. Part of that money should also be reserved for your roof.

The cost of a bi-annual roof inspection will depend on where you live, but it should include some general steps. The condition of the clay tiles and any fascia will be looked at and noted if repairs are needed, which you may miss if you try to inspect it yourself or not at all.

3. Clean Your Tiles Frequently

If you have a clay tile roof, you’ll need to clean it frequently to prevent damage. Clay is a material that algae will grow quickly and easily on, but any growth can be washed off a little bit of detergent and a low-powered washer. Never use a high-powered washer or spray directly on the tiles, as this can cause fractures or breaks.

4. Keep Any White Streaks

After having a clay roof for a while, you’ll notice odd white streaks forming on the tiles. These streaks are caused by a process called efflorescence, which is when the lime in the clay reacts to water or even the air. It’s completely natural and should wash away with the next rainstorm. Trying to clean the white streaks whenever they appear will put too much strain on your roof and may cause damage that can be easily avoided.

5. Never Walk Directly on the Roof

While your clay tile roof should be fine if small branches and debris fall on it, it can’t support the weight of someone walking across it. When you’re cleaning your roof, never walk directly on it. Work from the sides on a ladder or call a professional to help if you’re unable to do that. Walking on the tiles can make them crack and potentially come loose, which will cost more in repairs than any cleaning will.

Add Value and Visual Appeal to Your Home With a Roof Upgrade

Upgrading your roof can add value and years of life to your home, but only if it’s kept up with correctly. Before you get a clay tile roof installed, make sure you know how to care for it. There may be some work involved that can be avoided if you end up choosing a different material.

Clay tile roofs should be inspected twice a year and cleaned regularly. You won’t be able to walk across the tiles, but cleaning from the side of your home is still possible and can even be a safer way to get the job done. If you’re willing to devote some time to the care of your roof, your clay tiles can last a long time and make your home look great, too.
