Modular Buildings – A Modern Construction with Trendy Lifestyle

These days, Modular constructions have emerged to be a better alternative than conventional construction.

Contrary to traditional construction practices, modular building construction is a very cost-effective and appropriate setting for quality production.

-------------------------------------

So, what exactly modular constructions are? Well, they are simply sectional prefabricated buildings that are manufactured in a plant and then delivered to the original location. Terms such as off site construction, factory built and prefabricated, all describe the modular construction. Under modular construction method, the units are usually built in an enclosed facility where poor environmental elements are not allowed to obstruct the construction process.

Furthermore, modular building construction has several advantages over traditional construction, which includes shorter building time, reduced site interruption, more reliable quality, reduced material waste, financial savings, less disturbance to the surrounding environment and flexibility of use. In addition to all these advantages, mitigated risk from theft and damage and protection from weather smash up can also be considered as advantages of modular construction process. All these benefits have resulted in extensive recognition of modular construction as an enhanced alternative than conventional construction.

It is perhaps the only construction method available that allows for building structure and site work to progress at the same time. Several modules can be built at the same time under this type of construction. It makes the construction work faster without compromising on safety and quality. Modular buildings also allows for the possibility of future expansion and relocation. These days, this type of construction is being used by residential, commercial as well as industrial projects.

The different types of buildings that can be construction through modular construction method include day care centres, multi-story commercial office buildings, School facilities (library, music rooms, gymnasiums, weight room buildings, two-story classroom buildings, multi-purpose room and administrative offices), multi-story commercial office buildings, military dormitories, medical clinics, etc. Due to inherent flexibility offered along with continuously evolving building technologies, this method of construction has emerged to be a viable solution for a multitude of projects.

Although, construction timelines may vary depending on the size of the project, however, around 30% to 50% time savings can be achieved by selecting modular construction rather than traditional site-built construction. A specialized workforce is usually involved in this method of construction. The team generally comprise quantity control staff, which inspects each phase of the construction of each project from start to finish. A third-party inspection agency is also involved in this method to verify quality and code compliance at various stages of the project.

Unlike new building projects, especially large-scale projects that have a significant negative impact air quality, Modular constructions uses indoor air quality controls to prevent hazardous waste from escaping into the environment.  Modular construction is essentially greener than site-built construction. With the ability to integrate reprocessing and reuse exertions in the factory and minimizing waste during construction, the environmental impact associated with this method of construction is also minimized.

Thus, modular construction is truly an effective process, in which a building a constructed off-site under controlled plant conditions. It uses all the identical materials and planning to the same codes and standards as conventionally built facilities, however, takes about half the time of conventional building.
