Patios and porches
Notes:
- People are spending more time at home year round. They’re also looking for safe spaces to gather with friends and family after over a year of social distancing.
- Believe it or not, a porch and patio combination is the preferred pair of outdoor living features, according to this survey of construction experts. Both are flexible spaces where people can gather no matter the weather, as both are typically covered. Aside from that, these add lots of curb appeal and increase the value of a home.
-
What makes a patio or porch inviting:
- make it place for conversation with comfortable furniture for sitting and enjoying each other’s company
- design your patio for outdoor entertainment and cooking – that may include an outdoor theater and cooking station
- add lighting to your patio, deck or porch to illuminate the structural design of the area
- make it all-season with ceiling and other fans in the summer and patio heaters for the winter
- and don’t forget to keep the mosquitoes at bay with mosquito preventing technology.

Landscape lighting
Notes:
- Why shouldn’t your home look beautiful at night? Landscape lighting allows you to highlight your home’s most prominent design features. Shine light upon the front door, dormers, stairs, or any other focal point of the exterior, like a tree or fountain.
- Many of these lighting systems are automated and energy-efficient. They also can provide a sense of security as well lit properties typically deter crime.
-
There are two types of lighting options to look at:
-
Wired Lighting:
This is by far the best lighting option, but the most expensive option to install. With wired lighting, your lighting features will illuminate all night regardless of the time and weather. Plus you can automatically control them to turn on/off at certain intervals.
- An added bonus is the type of lighting appliances available that include path, spot, security and more. You can even alternate the lighting illumination – if wired correctly – to change intensity and color.
- The major cost – besides each individual lighting appliance – is the wiring. Wiring connections needs to be strategically placed to illuminate where needed and wired correctly to meet safety code.
- There will be additional costs for WIFI and color controls. But the cost could be worth the investment considering the added value it has on the home.
-
Solar Lighting:
The single advantage of solar lighting is that you can place them anywhere you like without the need of wiring connections. They are your least expensive option.
- The big disadvantage is that they need full solar power during the day in order to illuminate all night. You can’t place them in shady areas or tuck them behind landscape beds where trees or other foliage block the sun rays the appliance needs. So yes, you can place them anywhere you like as long as it is under full solar exposure.
- Solar lighting is getting better with technology. But most solar lighting does well in the early evening, but can lose their lighting during the night. So what looks good in the early evening may be faded by dawn. And these appliances may fade early in the evening if the preceding day was cloudy or raining.
- So if outdoor wiring is not an option – given the cost of installation – then solar lights might do. Do your research on best solar options. You want to pay a little extra for those solar appliances that give full illumination throughout the night.

Cream and beige exterior paint
Notes:
- To enhance curb appeal even more, think about some trending exterior paint colors. Creamy whites and beiges go well with popular wood accents.
- Not only that, but these colors are neutral, which is a wise decision should your taste change years down the road. These palettes can also appeal to any buyer’s style of exterior home design in the case that you need to sell the home in the future.

Painted brick
Notes:
- While some love the look of the classic red brick house, it can actually appear dated to others. To revive an old brick exterior and create a fresh, new look, many homeowners are choosing to layer their brick house in a coat of white paint.
- Be sure that you’re treating and painting the brick with the right materials and type of paint. You can get even more creative with a stucco method, which gives the brick new life while also appearing rustic.

Wood accents
Notes:
- Incorporating wood accents into your home’s exterior is a trend likely to stick around. Wood can tie into any home’s style or design as well. Whether that means installing wood shutters, columns, fences, or a front door, there is always a place to integrate a wood feature.
- It’s helpful to implement all wood features at the same time, from the same source, and of the same material. That way, everything looks cohesive and uniform.
