With some simple repairs and upgrades, you might be able to increase the value of your home by a substantial amount and make it much more appealing to buyers.
Faulty Wires and Outlets
One of the very first things that you should double-check when you are considering selling your home is the electrical system.
Many people are surprised to hear that faulty electrical systems cause tens of thousands of fires and an astonishing amount of damage every single year.
At the very least, you should visually inspect all of the wires and outlets for any signs of damage, as any damage discovered by the home inspector can significantly drive down your sale value.
You can also ensure that all of the outlets and sockets throughout your home are working properly.
To do this, take a lamp or your vacuum, whatever you can carry around to plug in, and test each outlet. If you have dead outlets, you’ll want to get them repaired as this can be a sign of faulty wiring.
Roof Damage
The roof of your home is another key area that you should carefully inspect well before you list your home. In many cases, buyers won’t even think about placing an offer on a home if the roof or attic are showing any signs of damage, as this can indicate a poorly kept, older home.
Luckily, most roof damage is relatively easy to address as long as it is taken care of early on. When the damage is ignored, it could lead to major structural issues down the line. Massive roof repair can be costly, which is why it’s such a turn-off for potential buyers.

Damaged HVAC System
Even if your home is in a moderate climate, you should still ensure that your heating and cooling system is working smoothly and efficiently. A well-maintained HVAC system can be a major selling point if you are trying to sell your home in a competitive market.
Newer models are, of course, going to greatly increase your home value, but a well-maintained HVAC system that works well will at least maintain your home value.
If your HVAC system is struggling to keep your home at a consistent temperature or you have noticed major fluctuations in your utility bills, then you should contact a heating and AC repair specialist, as this would be a major turn-off for buyers.

Leaky Pipes
Every component of your plumbing system should be working flawlessly if you are thinking about listing your home. Minor leaks and drips often seem insignificant, but those issues could be wasting thousands of gallons of water every year.
A few leaky pipes or faucets could also increase your risk of a mold outbreak or pest infestation. Major mold growth or infestations an actually make your home be considered “unlivable” by an inspector and you’ll be lucky to sell at all if you don’t thoroughly fix the issue.
