Preparing for Your State Real Estate License

Preparing for Your State Real Estate License
  • Opening Intro -

In the state of Nevada or any other state, before you can represent buyers and sellers of real estate, you must obtain a license from the state.

This license is called a Real Estate Salesperson’s license and it shows that you have the know-how to properly represent your clients.

You’ll be working under a broker who will help ensure you’re doing everything the legal way. To get your Nevada real estate license or other state license, there are a few steps you’ll need to take.

Pre-Licensing Coursework

Before you’re eligible to apply for a license, you’ll need to take a pre-licensure class. This material walks you through everything you need to know about the principles and law of real estate transactions. There are many boxes to check throughout the buying and selling process, but you’ll learn all of this in your class:

  • Understanding clients’ needs
  • Navigating the MLS
  • Showing homes
  • Assessing value
  • Comparing homes and their prices to others that have recently sold
  • Negotiating with other agents
  • Writing up contracts
  • Preparing for closings
  • Explaining these processes to your clients

The pre-licensing course for a Nevada license or other state licenses can come in several formats: in-person, home study, and fully online. You can weigh the pros and cons with your current obligations and determine which will work best for you.

Exam Prep

Optionally, you can take an additional class to help you prepare for the exam itself. The pre-licensing class will help you with the actual work you’ll be doing, and it should be enough for you to pass the exam, but for some people, a little extra prep work can be helpful. If you’re the type to get nervous with test-taking or if you’re not sure you have all the facts down pat, you should consider taking this extra class. These are often available from the company you take your pre-licensing class through; some even include it in the price.

An exam prep class is often a single day of in-class review, but there are other options if you look for them. The real estate licensing exam in Nevada covers both national and state-level material, so be sure you sign up for a course that is specific to your state if you opt to do this online.

Take Your Exam and Apply for a License

The final step is to take and pass your licensing exam and then apply for your license. This process can be nerve-wracking but your preparation should pay off.
