Some of the main reasons for residential demolition are:

  • 1- Maintenance cost exceeds the price of property:

    This is a noteworthy point as it adds to the burden of the owner. The property starts to look like a liability and incurs losses to the owner. It is rather better to sell the property after demolition and get hold of a new house.

  • 2- The requirement of space for dream home:

    It happens sometimes that you need to build your dream home but there are space constraints. You can simply carry out the demolition of your old house to create space for construction of the new house.

  • 3- Unsafe for occupation:

    These are generally applicable to very old houses. When a house is declared uninhabitable for potential risks to the life of its residents, these properties are either seized by the government or are demolished by the resident/owner.

  • 4- High insect or animal infestation:

    It often happens that a house has not been taken care of or the residents have been away for a significantly long time. In either of the cases, it leads to an infestation of the house with rats, bees, termites, critters and in the worst-case scenario, by snakes and spiders. Therefore, due to extensive damage to the property, it is advised to demolish the house.

    It has also been observed that sometimes the cost of repair of a house is just too great. Often the entire construction of a brand-new house can be done at a cheaper rate. Therefore, in such cases, it is advised to reconstruct the house instead of repairing it.

The steps which needs to be followed for residential demolition are as follows:

  • 1- Select the method of Demolition:

    There are primarily three ways of demolition, which include mechanical demolition, deconstruction and deconstruction + demolition. Out of these three methods, mechanical demolition is the fastest and cheapest method. Deconstruction, on the other hand, is a time-consuming process, where more than 70% of the building materials can be used later or recycles. Deconstruction + Demolition method is the process by which one can implement at affordable rate and within a short period of time.

  • 2- Choosing the contractor:

    It is also an important step for residential demolition; all depends upon the contractor, the service received, the cost associated, and the time required for demolition varies. It is advised to get hold of reliable and reputed constructors to ensure quality work within the stipulated deadlines.

  • 3- Professional inspection:

    This again ensures the requirement for demolition and how to pursue the demolition process. They also take into consideration the environmental concerns.

  • 4- Get the permits:

    For any construction or demolition activity, we need to get permission from the relevant government bodies. This ensures safe and sound operation free from legal troubles. Generally, government bodies grant permission based on certain specifications that need to be followed.

  • 5- Safety:

    Before residential deconstruction, there should be proper safety measures put in place to ensure there is no difficulty posed to neighbors. It is also very important to ensure that the utility connections like water, electricity and gas are removed from the residence before deconstruction.
