Sunday Morning Tip:  Sell Your Property How You Know Best

    You know your house better than anyone else.

    You live in it every day enough to know which of the floorboards squeak, how fast the water comes out of the tap and what the door knocker sounds like when someone comes to visit.


These little quirks are something that you should look at passing on to potential buyers when selling your home and certainly to the property agency that you use to sell your house with.

We’re not saying that you need to go round and pin point every problem and issue around the home from the second they arrive, but the more open and honest you are about the house you are selling, the more likely it will be that you end up with a sale, as the potential buyers won’t feel that secrets are being hidden from them. A house purchase is a big decision to help them to make the decision by being honest.

However, before we send you off advertising your property from the rooftops, it is advised that you talk this through, in detail with your chosen agency. They can advise you on how best to explain certain circumstances/questions that may arise when people are looking around your house.

It’s also vitally important that you sing the praises of your home by setting the scene. Visually, they will be able to see how many rooms your house has, what the kitchen interior looks like, but they won’t know much about what it is actually like to live in your home and in that particular spot, so make sure you fill them in!

For example, tell them exactly where the local shop is and how the owner is really friendly, or how in the summer, the sun is on the garden for the whole day and night, meaning that they can sit out for the whole day. These little gems of information set the scene for the potential buyer, allowing them to imagine walking down to the shop each morning or sitting out having a BBQ with friends.

It’s also important to ask the potential buyer how well they know the area and why they are moving into this location. If possible, find this out from your agent beforehand so that you can check out the information before they arrive.

They may be looking to start a family and want to live in an area where they know there are good schools. Point them in the direction of some of the better schools and any recommendations from parents that you know about the schools in the area. This can also apply to the local doctors, dentists, gym etc.  

If you aren’t going to be showing potential buyers around the house, make sure that you tell the agent you decide to use, everything that they need to know your home – both the positive and negative. Think about what you would want to know when purchasing a property and write it all down on a piece of paper in relation to your home. It’s important that they sell your home in the best way possible to get you a quick sale so that you can move onto your next place and start all over again!
